The most-ignored repair in Texas
Pipe jacks. Every home has 2–5 plumbing vents penetrating the roof, each sealed with a rubber boot. Texas UV cracks that rubber within 8–12 years — and once it cracks, water runs straight down the pipe into your ceiling.
